A Message of Reflection from 2024 NAAR President Jessica Garard

As 2024 comes to an end there is so much to reflect on. It has truly been an honor and pleasure serving all of you amazing agents the past two years. I am humbled by the gratitude I have received from so many of you over the years. The twists and turns we have been forced to go through as an association, brokers, agents, affiliates definitely put knots in stomachs. However, just like any good roller coaster we all made it through with smiles on our faces. We learned valuable lessons in the process and we continued to grow stronger anchored by our deep roots. 

Personally, I am stronger because of the astonishing Board of Directors who worked tirelessly throughout the year in service of their fellow REALTORS®. I am better because of the tremendous effort each committee member put into their committees this year. I had a successful presidency because of Judy Jackson and Ventrice McMasters who never said “no” to me. I am constantly laughing because of my amazing family at Best Flagstaff Homes. Mostly, I am in awe of my fellow NAAR agents who work tirelessly to help their clients and their community. Your selfless mindsets make you all some of the best people around. Please remember this on those tough days. Northern Arizona agents are second to none! Happy New Year!

Thank You for Making This Year’s Holiday Breakfast a Success!

We’re thrilled to share the incredible impact of this year’s event, made possible by the unwavering enthusiasm and generosity of our members. Together, we raised an impressive $4,927.41 to benefit Adopt a Grandparent (Angels Care Home Health) and Adopt a Senior (Coconino County Human Services).

But that’s not all! Thanks to your kindness, we also collected over 60 jackets and coats, along with a variety of personal items—including toiletries and toilet paper—donated to Flagstaff Shelter Services.

A huge thank you to everyone who attended, contributed, and helped make this year’s NAAR Holiday Breakfast one to remember. Your support continues to make a real difference in our community!


Coming Soon Status is Now Available in NAMLS

The Coming Soon Status allows listing brokers and agents to place a listing in the MLS for cooperation for up to 21 calendar days (except New Construction Listings) while preparing property for showings (staging, professional interior photos, repairs, etc.). Days on Market (DOM) will not accrue during the Coming Soon period. After 21 days, the listing will automatically update from Coming Soon to Active in the MLS system.

Please know, the use of the Coming Soon Status requires authorization from the seller. The Coming Soon Seller Authorization Form must be completed and signed by all parties (i.e., listing broker, agent, and sellers) before the listing can be entered into the Coming Soon Status. In Remembrance of Passing NAAR Members

It is with heartfelt sadness that we acknowledge the recent passing of two longtime NAAR members, Arlys Dollerschell and Mike Payne. Arlys and Mike were valued members of our community, and their loss is deeply felt. During this especially difficult time of year, our thoughts and sympathies are with their families, friends, and loved ones.


Update to Real Estate License Status Classifications

The Arizona Department of Real Estate (ADRE) has introduced significant updates to license status classifications, effective December 4, 2024, following amendments to A.R.S. § 32-2130. These changes provide greater flexibility for managing your license while clarifying the implications of each status.

Key updates include renaming the historic "inactive" status to "eligible" status, which applies to licensees who are current with continuing education and renewal obligations but not actively practicing. A new "inactive" status allows licensees to place their license on hold for up to 15 years without completing continuing education during that time. Renewal fees must still be paid every two years, and reactivation requires meeting specific continuing education requirements based on the length of inactivity.

NAAR Dues invoices were emailed/posted the week of December 9th, 2024 and are due Wednesday, January 1, 2025. If paying with a check, please make sure your check arrives On or BEFORE January 1, 2025.

Late fee added to all unpaid accounts Wednesday, January 8, 2025.
All unpaid accounts will be deactivated Wednesday, January 15, 2025.

Nondeductible Portion Of AAR And NAR Dues

Compliance with the Tax Reform Act of 1993 requires that the portion of dues attributable to lobbying and political activities at the State and Federal levels of government be considered nondeductible for income tax purposes. 

Arizona REALTORS®: The 2025 Arizona REALTORS® dues have been approved at $175.00 per member. The nondeductible portion of the 2025 dues is $0 pursuant to the IRS lobbying expense formula and $175.00 will be deductible for member income tax purposes.

National Association of REALTORS®:  For 2025, with dues at $156 per member, NAR computes 35 percent or $55 to be nondeductible for the member's income tax purposes due to NAR lobbying efforts. Please note that the entire $45 Consumer Advertising Campaign special assessment qualifies as fully deductible.

MLS Rules and Regulations Reminder

1.1: Photographs, Video, Media, Floorplans, Virtual Tours, Renderings on the MLS.

By submitting photographs, video, media, floorplans, renderings to the MLS, the Participant and/or Subscriber represents and warrants that it either owns the right to reproduce and display these items or has procured such rights from the appropriate party and has the authority to grant and hereby grants the MLS and the other Participants and Subscribers the right to reproduce and display the items in accordance with these rules and regulations. Use of photographs or other items by a subsequent listing agent requires prior written authorization from the originating listing agent or appropriate party. Branding of photographs, video, media, floorplans, virtual tours or renderings with any information or additional images is prohibited. Videos and Virtual Tours in the form of YouTube or other online video sites are considered for the purpose of the MLS Rules and Regulations as branded virtual tours. As a result, YouTube and other online video sites cannot be used as video or virtual tour links in the MLS. However, if the video or virtual tour is provided by a third-party vendor and the branding is of that third-party, it is acceptable.

Note: Violation fines collected by NAAR are used to fund community support activities. NAAR does not benefit from MLS fines and would like to see the number of fines reduced!
