NAAR President Launches New Monthly Podcast

We’re thrilled to announce the launch of our new monthly podcast, featuring our very own 2025 NAAR President, Michelle Linton! 

Each month, Michelle and her featured guest will bring you updates and valuable discussions on the topics about the direction of the association, upcoming events, and all the important developments that shape our community. Whether you’re looking to stay in the loop or gain new perspectives, this podcast is the perfect way to engage with the association on a deeper level.

In this first episode, Michelle Linton interviews Jessica Garard, who reflects on her two-year tenure as president. They discuss the board's efforts in educating members on industry changes, implementing the buyer broker model, and launching the Wellness Committee for member support. They highlight the introduction of the Realist property data tool and community initiatives like supporting 30 kids through Casa for the Kids and the Northern Arizona Housing Fund. The conversation also covers the association's consumer awareness campaign, regional MLS discussions, and the importance of continuing education and advocacy.


Introducing Your 2025 Health & Wellness Committee: Spread Kindness with NAAR

The Health & Wellness Committee was established to support NAAR members in achieving balance and well-being while providing access to valuable resources for a healthy, fulfilling life. The committee provides community and education for members and affiliates to empower them to prioritize self-care and resilience in both their professional and personal lives throughout the year.

As part of this initiative, NAAR has hosted fitness classes, welcomed expert nutritionists, and helped secure an exclusive benefit with BetterHelp, giving members access to professional mental health support. We can’t wait to see what this year’s committee has in store!

City Launches New Community Information and Engagement Platform

The City of Flagstaff has launched a new community information platform called Connect Flagstaff. This new site serves as a hub for residents to access various City surveys and engage in other public feedback processes, while also providing information on ongoing and longer-term projects in our community, such as road construction and flood prevention.

Residents are invited to engage on the Connect Flagstaff site by participating in open projects to share thoughts and feedback with City staff. While you do not need to register to participate in some projects, registration offers the ability to sign up for notifications regarding geographical areas and topics of interest.

REALTORS® from across the state gathered at the Arizona State Capitol March 26, 2025 for the annual REALTOR® Day at the Capitol, where members met directly with legislators to discuss key industry issues and advocate for private property rights.

Social media is powerful marketing tool for real estate professionals—and one that comes with several legal and ethical requirements. Follow these best practices from NAR to reduce the risk of stepping over the line online.


NAR Introduces New MLS Policy to Expand Choice for Consumers

NAR introduces new policy that gives MLSs discretion to set a delay period in which sellers and their agents can keep their properties from being marketed publicly through IDX or syndication.

"Multiple Listing Options for Sellers" will exist in conjunction with Clear Cooperation Policy ("CCP") and other MLS policies to provide sellers and their agents more options and choice when marketing a property, while also supporting fair housing by providing buyers and their agents with equal access to important MLS property information. With this new policy:

  • A consumer will have the option to market their home as a "delayed marketing exempt listing." This means a seller can instruct their listing agent to delay the marketing of their listing by other agents outside the listing firm through IDX or syndication for a period of time.

  • During the delayed marketing period, the home seller and the listing agent can market the listing in a manner consistent with the seller's needs and interests. At the same time, the delayed marketing exempt listing will still be available to other MLS Participants through the MLS platform so they can inform their consumers about the property.

  • Each MLS will have discretion to determine a delayed marketing period that is most suitable for their local marketplace.

  • Listing agents representing sellers who choose to delay the public marketing of their listing must secure from their seller a signed disclosure documenting the seller's informed consent to waive the benefits of immediate public marketing through IDX and syndication. Seller disclosure is required for both delayed marketing exempt listings and office exclusive exempt listings.

NAR is also clarifying its policy interpretation that one-to-one, broker-to-broker communications about listings do not trigger CCP requirements. However, multi-brokerage communications about a listing will constitute public marketing under CCP.

"Multiple Listing Options for Sellers" is effective March 25, 2025, and must be implemented by September 30, 2025, allowing for technical changes associated with this new seller option of delayed marketing exempt listings. Prior to local implementation, we encourage MLSs to consult with brokers and stakeholders in their market to get their input on the allowed time period for delayed marketing exempt listings.

Please note that the new policy does not change an MLS's local mandatory submission deadlines or CCP and its requirement to file a listing with the MLS within one (1) business day from public marketing.

MLS Rules and Regulations Reminder

Attention Agents: As a reminder, you are REQUIRED to provide the CBS code to our Affiliate Supra Keyholder members upon request. 

To find the CBS code using the Supra eKEY app:
1. Open the app
2. Select My Keyboxes
3. Choose the keybox you want the code for
4. Select Program Keybox
5. The CBS code will be under Keybox Settings: Require CBS Code

Supra eKey MLS Rule:
14.2.3 Keys may not be used under any circumstances by anyone other than the keyholder, including, but not limited to, lending, borrowing, or sharing keys with others. 

Fine for violation of this rule: $1000 for the first offense.

Note: Violation fines collected by NAAR are used to fund community support activities. NAAR does not benefit from MLS fines and would like to see the number of fines reduced!
